We are currently operating an appointment-only basis for visits to our Offices.

We can carry out market appraisals, viewings and lettings activity on the basis that all parties must adhere to Government advice including maintaining appropriate social distancing at all times. Before making an appointment in-person please contact us to discuss any specific requirements.

Until further notice our Office opening hours will be:

Monday - Friday: 9:15am to 5:30pm
Saturday: Closed temporarily – email monitored
Sunday: Closed – email monitored

We will also be closed over Public & Bank Holidays
Office opening hours will be subject to on-going monitoring and review.

Looking to rent a property?

The Government has amended the Coronavirus (Covid-19) regulations to make clear that people who wish to move home can do so but they must still follow social distancing guidelines and advice.

All parties are encouraged to be as flexible as possible over this period and be prepared to delay moves if needed, for example, if someone becomes ill with coronavirus during the moving process or has to self-isolate.

This means that for the time being:

  • we can only carry out physical viewings of a property you have a genuine interest in renting
  • any person attending a property must adhere to all Government home moving guidelines (see here)
  • seek to maintain appropriate social distancing from others wherever possible
  • wear a face covering and/or disposable gloves when viewing a property
  • where possible doors and windows will be opened up and surfaces wiped down prior to each viewing
  • hand sanitiser should be used by all immediately after entering a property and again following the visit - hands should be washed as soon as possible thereafter
  • you can submit an application and proceed to rent one of our properties

What if I or an occupier develops symptoms of Coronavirus?

You should follow Government advice which can be found online via the NHS website at: https://www.nhs.uk/conditions/coronavirus-covid-19/

Wherever possible, please also contact us so we can record that there are symptoms at your property which will help in containing it.

Paying my rent or loss of income

If you lose your income or are having difficulty paying your rent you should register for Universal Credit as soon as possible.

You should apply for help at the earliest opportunity to ensure you get the benefits that you are entitled to.

You may also wish to contact Citizen’s Advice and / or the benefits agency to make a claim.

Benefits, support or other assistance

You may be entitled to other benefits, support or assistance - we can help you with this and would ask that you contact us as soon as you can to discuss your situation.

There may be further measures announced by the Government which may provide additional help and assistance so also keep checking for updates online.

How to report a repair

We are working extremely hard at this time to help ensure that we can continue to deliver our usual service so far as possible. In the first instance, we would ask that you report only significant or genuinely urgent repairs. Contractors are under additional pressure at the moment and will need to spend time responding primarily to urgent repairs, especially for those who may be vulnerable. It is likely that minor or non-urgent repairs will have significantly increased response times.

Repairs and contractors

Where repair works are to be carried out at your property, please ensure that you notify us and any contractor due to visit (in advance) if you or anyone in your household are self-isolating or shielding due to Coronavirus, have any symptoms of Coronavirus or if there are other hazards to be aware of.

If a contractor calls at your property to carry out a repair, please ensure that you maintain appropriate social distancing at all times and make extra effort to ensure they are exposed to as few persons as possible. Wherever possible please arrange a time with the contractor when there will only be one person at the property.

If you are due a visit either from us or from one of our contractors and you would rather postpone, we’ll completely understand and be happy for this to be re-arranged.

Property inspections

We are temporarily restricting in-person property visits only to those deemed to be urgent in nature (for example where a repair is complex in nature). Should you or any occupants of the property display any symptoms of Coronavirus, it is essential that you inform us, our contactors or any other visitors of this prior to them arriving at your property.

Safety measures, smoke alarms etc

To ensure that you keep safe during this time, please remember that you must continue to check the operation of any safety alarms on a weekly basis such as smoke alarms, heat detectors or carbon monoxide alarms. If an alarm fails, please report these to us as a repair as soon as possible.

UPDATE FOR LANDLORDS +

For the time being, there will be reduced staff numbers in branch, supported by colleagues working remotely - this means that we will only be able to see clients and applicants in-person by appointment although, we can still be contacted by email, telephone or pre-arranged video call.

We are also prioritising resources to help our elderly and most vulnerable clients.

It is important to note that most Landlord & Tenant law remains unchanged and the Landlord will remain liable for ensuring that the health and safety of their tenants is upheld. For instance Gas Safety tests must still be carried out and urgent or important repairs are actioned etc.

UPDATE FOR CONTRACTORS +

Contractors must follow all Government advice along with the recommendations or requirements of their professional bodies and keep up-to-date with information or guidance provided by Public Health England.

Any individual or contractor attending a property must carry out a suitable and sufficient risk assessment outlining their hazard control measures prior to entering a property.

Prior to entering a property the contractor must check as to whether anyone in the household is self-isolating or shielding due to Coronavirus or has any symptoms of Coronavirus or whether there are any other hazards they need to be made aware of.

This means that for the time being:

  • any person attending a property must adhere to all Government home moving guidelines (see here)
  • all Contractors must adhere to Government 'Working safely during coronavirus (COVID-19)' guidelines (see here)
  • consider use of remote / video assessment of repairs prior to attending a property (if available)
  • seek to maintain appropriate social distancing from others wherever possible
  • wear a face covering and/or disposable gloves when attending a property
  • hand sanitiser should be used immediately after entering a property and again following the visit - hands should be washed as soon as possible thereafter
  • keys to be cleaned / sanitised before handover (see guidance here)

SAFETY MEASURES WE ARE OBSERVING +

The safety and wellbeing of all our staff and customers is of the utmost importance and we are obeserving these extra safety measures:

  • Communication to all our staff via email, intranet and video call (if available) to observe enhanced public health measures at all times:
    • seek to maintain at least 2 metres distance from others wherever possible
    • wash hands regularly with soap and warm water for at least 20 seconds
    • catch coughs and sneezes in a tissue and throw it in the bin - Catch It, Bin It, Kill It
    • avoid touching your face
    • avoid greeting by shaking hands or other contact
  • Regularly use anti-bacterial wipes on keyboard, mouse, phone, desk and chair arms
  • Meetings to be conducted over telephone or video call where possible
  • All staff to inform their manager immediately if they develop any symptoms of Coronavirus, however mild

Our Office will be open from Monday 18th May and we will of course be adhering to the strict government guidance and social distancing requirements.

The safety, health and well-being of our employees and customers is still our number one priority and we seek to give assurance of this by completing a Cornonavirus / Covid-19 risk assessment and by following the UK Government’s safer working guidelines (see here)

What are the hazards to our employees, customers and clients?

We recognise that where COVID-19 is present, it spreads easily from person to person. We know that the risk of infection increases the closer you are to another person with the virus and the amount of time you spend in close contact.

There is also potential that the virus remains on surfaces and fabrics, so can be transmitted from shared surface contact.

Who is at risk and how?

Our staff, customers and clients may be at risk when in our Offices or while in close proximity during property viewings that we are undertaking.

It is necessary for most of our employees to travel for work and they may therefore be at risk if using public transport services or in enclosed spaces where social distancing isn’t possible.

We recognise there is a similar risk to and from our contractors and suppliers who help support our own activities, are involved with property transactions, or attend properties on our instruction.

We know that any person with even mild symptoms of COVID-19 should remain away from others for at least 7 days and anyone in their household must also self-isolate.

We acknowledge that some people may be asymptomatic and yet still infectious.

What is the risk?

While the number of cases remains high and the R-rate is above the UK government’s target, we consider the risk of COVID-19 spreading to be high were business to be conducted without any additional control measures in place.

We know that COVID-19 spreads easily from person to person and that the resulting symptoms can range from mild to severe. Certain groups of people are recognised as vulnerable where susceptibility is higher.

This risk is expected to reduce gradually, in line with any lowering in the UK’s relevant alert level as the number of UK cases drop. It is understood that risk may vary regionally from time to time.

How are we going to control it?

The measures we are taking to manage the risk from COVID-19 are based on the safer working guidelines published by the UK Government and guidance provided by the Royal Institute of Chartered Surveyors. We shall review these measures as guidelines and risk levels change, or should we find that they are no longer effective.

Wherever they are able to do so, our employees may continue to work from home and we are engaging with our clients and customers remotely.

We have procedures to make sure that individuals who are advised to stay at home under existing government guidance do not physically come to work. This includes individuals who have symptoms of COVID-19, as well as those who live in a household with someone who has symptoms. These procedures include steps to notify others that those employees may have been in close contact with, where it is appropriate to do so.

We have developed protocols for our employees on conducting business both in our Offices and at residential and commercial properties. We have provided training and information to our employees about these protocols, which includes social distancing requirements, good hygiene practices and how to follow them.

We have adapted the layout of our Offices and reduced occupancy levels to accommodate appropriate social distancing for both staff and visitors.

Cleaning, handwashing and hygiene procedures have been introduced and resources provided for all of our staff.

We will communicate to all of our customers the steps we will take to ensure their safety during property visits. Details are provided on our website.

We have emphasised to our contractors and suppliers what is expected of them, ensuring that they too will adhere to the safer working guidelines.
